Nobody asked me but....

My experience of being a landlord of five years (with 4.5 years of screening myself):

1. Screen applicants yourself. (My former partner let us down with a MMF cage pugilist with surprise, surprise, a history of property and domestic violence, and who went on to demolition every door and cabinet in the unit.)

2. Have applicants provide a police report and (absolutely) contact their last landlord.

3. If legal in your jurisdiction, provide a discount to government employees, especially police and fire/emergency personnel as they have Steady incomes, attract responsible law-abiding neighbors/tenants (and repels most miscreants), and add an extra layer of security. Vacancy Flyer the coffee/staff rooms of these stations.

4. Call your prospective tenant's employers, and ask for pay stubs or government checks.

For the last 4.5 years as sole owner/manager, my annual turnover has been about fifteen percent (and no empty units), no evictions, no small claims court actions, and perhaps only half a dozen monthly rents that were later than one week. My ROI has been 8.4percent and 11.6percent with seemingly less stress and aggravation than other landlord friends. Screening is essential!

Question----Any problems receiving mail in the different countries you were in? Do you use the hotel address your in at the time for mail?. Is it possible to have mail forwarded from US to foreign location?
