i agree with everyones comments on this site, every single bulgarian businessman is corrupt. i have bought land with buildings, spent 2 years renovating, now, im told the land is not owned by us but its owned by the government. we bought the land at 100E (worth probably much much less) and now we are told it is owned by someone else. when purchasing the land it was all done, or so i thought, legally, reputable estate agents, solicitor and notary, and so far seems all are corrupt., I will not let this go, i will take all of this to the european community, the bulgarian and english embassy, the national media, the uk media and bulgarian media if we cannot get our own land back. lets see what happens, i will not rest until justice is done, whether this is at my expense or not. INFORMATION FOR POSSIBLE HOUSE BUYERS, DO NOT BUY FROM THIS CORRUPT NATION, YOU WILL LIVE TO REGRET IT.

I have purchased a property in Bankso done through Global Choice and had a lot of problems with them. I am now finalising my apartment through the Solicitor and Development Company Manhattan Developers based in Sofia. Do you know who your developers are? Might be worth trying to deal direct with them now.

Hello,
We are having problems with cheapbulgarianhouses.com.
We were silly enough to put money into their managers account to hold for us, to buy a property on our behalf,after the company saying that the courts had lost our company formation paperwork.The seller wanted the money for the property as soon as possible. We drew up a legal document with the company via the Internet very quickly as we were being pushed by the company,by saying that we would lose the house if we couldnt pay Margarita the rest of the money for the property.
Then there was another problem, Margarita had a property burden which needed to be sorted out before we could complete, all this time our money is sitting in someone elses bank account we have asked about our company formation and have been told by Tanya that she doesnt know it is in the solicitors hands, so Eight months later after excuse after excuse from the company my partner has just told the company that he wants his money back or we will take legal action.
Can anyone help us with this situation please. Any information regarding this company would be great

would anyone have any infomation on the Neon Apt in Bansko , i have bought a apt , since christmas the electic has been off , no one can use there apt , no one is giving any infomation , i went out there in January and had to go to a hotel , is there anyone else that has this problem? does anyone know off any scams on them

If anyone could give us any information as to how we can get in touch with our agents (Global Choice) plse let us know.
We have hopefully bought an apt in the Sapphire Complex, having already bought an apt in Sunny Beach through Global Choice with no problems. We have signed the deeds but cannot get hold of the copies to complete our purchase ready to rent out our apartment. All emails are not answered, our main Contact in the Company has now left the company as she was obviously not happy
with the way they were working, we are still in contact with her. We believe the complex is now complete but we havent recd any photos or information about whether the hotel has been built on the site or the health complex etc. All telephone contact nos are now obsolete. Not sure what is going on with this Company, we believe they are still trading but are not sure whats going on.

Has anybody bought in the Saphire Apartments complex in Bankso. I have been told that it is now finished, havent got time to go out at the moment and developers or Global Choice have not sent any photos (Global Choice said they would for a fee and petrol costs!) I dont want to send maintenance fees until I know it is finished and I can either sell or rent out.

I would just like to let other people know that I to have been the subject of a Bulgarian Property Scam, the Agents were Global Choice the developer is Stil Tak Ltd. The developer has sold properties off plan several times over. Those of you out there who have or are about to enter into a contract with STIL TAK LTD - DO NOT After my experience and I also know of others, I would not recommend you invest any money in Bulgaria. The country is rife with corruption.

I live in France .I am bulgarian and I left Bulgaria long time ago.I married in UK .At the moment I lived in France with my husband who is english .I always wander how english people are so brave to buy a property in Bulgaria.One thing you have to know dont trust anybody there.Dont handle money,you must to have independant lawyer /dont forgot that a lot of lawyers are involve in the game together with the estate agent/Dont be surprise if the notaire is inside the game and they dont warn you for problems with the property.In other hands the price property are inflated .

We too have had dealings with Lyndon and Roy. We were planning to buy an off plan apartment in The Marina View Complex, Byala, from goforbulgaria.com. We visited Byala back in Nov 06 and was shown the plot by Lyndon. We decided to pay the deposit. We then used a solicitor from Bulgaria who searches showed that they didnt actually own the land they were planning to build on! Lyndon and Roy disputed this, we didnt go any further with the sale, but lost our deposit. We visited Byala again in Aug 07, there was no sign of any building work on the plot, we also noticed that the Zora apartments (that Lyndon also showed us) didnt seem to have had hardly any work done on them since our first visit.

I would like to agree with John E, we bought a villa from Lyndon Sheehan in 2005 and I can say we have not had a minutes regret.
The people are lovely, the weather is fantastic, the sea is clean. Where do these people meet the Russian mafia? As youve been told, meet the agent and use a Lawyer. Our deal with Lyndon went swimmingly, including the building work to which he acted as project manager, and he and his wife have remained as friends.
I dont know Withers so cannot comment on him.

I bought a lovely house in a village south of Varna, had it renovated (which was stressfull but came OK in the end)and have spent numerous happy weeks amongst the locals who speak no English. I used a Bulgarian Real Estate Company (Kapital)which I knew from visits had been operating in Varna for years. I corresponded over the WWW for nearly twelve months with the International Manager (who I now count as one of my many friends in Bulgaria)and then went looking for property.
To AVOID SCAMS, DO YOUR HOMEWORK, TAKE YOUR TIME and DONT HAND MONEY OVER TO ANYONE WITH OUT THE BACKUP OF LAWYERS.You wouldnt do it in England.

I would like to tell you that buying a property in Bulgaria is not a good deal. First of all the risk is too high. Every day hundreds of real estate agencies are opening and closing the business. And most of them use the internet to find their victims. Second, the quality of the buildings is not what it is expected to be. Third, I think that at the moment more then 200 000 apartments are empty on the seaside and waiting for buyers (it means that the prices will go down very soon).
So, my advice is dont buy properties in Bulgaria. You can loose your money very easy.
I have bought a house in Germany and its much better their - the same prices but no risk and the quality is ok. Italy is also a good choice.
I know several people from England who are happy to live here but they have bought houses in the contryside, in small vilages.

Hi jonathon, Re your query about Lyndon Sheehan and Roy Withers.
I bought some Bulgarian land north of Varna, through Lyndon Sheehan in 2006. I have to say that the deal went perfectly and he was one of the most pleasant guys I have ever met.
As a complete coincidence I met Roy Withers in the Capital hotel Varna in April this year. He said that he bought the company from Sheehan in 2007 and that Lyndon Sheehan is now building in Portugal. Roy is living near Marbella in Spain but says he was in varna arguing with the Bulgarian electric company.
I was given a business card by Withers but cannot lay my hands on it, when I do Ill email it to you.
